We handle the details of routine operations of your
property. However, as your agent, it is our practice
to involve you in important decisions affecting
your property. Our role is to provide the expertise
in marketing, accounting, maintenance and landlord/tenant
regulations to help you achieve your objectives.
MARKETING:
Your property is marketed to its
best advantage by maximizing curb appeal. It will
be presented to the marketplace pristinely clean
and well maintained. Your property will be listed
with Multiple Listing Service, on this Web-site,
in the newspaper, in rental list publications, and
our availability list which targets the public,
employment centers, relocation directors and the
Realtor community. we don't miss an opportunity
to rent your property!
QUALITY PROSPECTS:
One of the most
important services that we provide is the careful
screening of every prospective resident before renting
your property. This process includes verifying employment,
income, resident history and credit. We want you
to be comfortable with the people who will be living
in your property. Before we enter into a lease agreement
on your behalf, every effort is made to consult
you.
BOOK KEEPING:
Rents are collected
on the first day of each month. Generally, proceeds
are dispersed to you by the 15th business day along
with a cash flow statement of the previous month's
activity. The end of year report provides you with
an itemized statement of income and expenses, ready
for your income tax preparer.
RESIDENT RELATIONS:
Our residents
are an important part of the successful investment
equation. We treat them with the respect and consideration
they deserve.
PROPERTY VISITS:
Periodic visits
are made to ascertain that your property is adequately
cared for and to determine preventative maintenance
to be scheduled.
MAINTENANCE:
We coordinate
the maintenance for your property, shopping for
the best service at the best price. We do not operate
a maintenance company as a profit center. We feel
that to do so is a conflict of interest. Experience
has taught us that it does not save you money.

INSURANCE:
We are fully insured
for your protection and ours. We carry Professional
Liability, General Liability and Workers Compensation
Insurance.
REALTORS:
We have developed
a good working relationship with the Realtor community.
Realtors have become strong allies in our success
for a couple of reasons: They feel confident that
when they refer a client or tenant to us that
they are placing them in competent hands. We also
pay Realtors referral fees consistent with common
practices.
RELOCATION DIRECTORS:
We maintain
contact with many employment centers and relocation
companies, providing them with updated lists of
available properties to assist corporate transferees
with their housing needs.
MEMBERSHIPS:
We are members
of several organizations that provide the Group
with education, rules of conduct and, most importantly,
valuable tools to promote our clients' best interests.
